Now that you have your social media accounts up and running, it’s important to focus on what you’re going to say.
Your social media accounts will only be as successful as what your clients get out of them.
Ask Questions
Good, engaging social media content takes more than posting just the address and tour links for your listings (but of course, it’s important to remember to post them too). One of the benefits of social media is that it provides an open window of communication between you and your potential home-buyers.
Don’t be afraid to ask questions. Ask your target audience what they like or dislike about your listings. Ask questions and people will answer. You can then use the audience feedback to help you decide future posts.
Don’t Restrict your Content
You already know that you want to post your current listings and tours on your social media accounts. But don’t just stop there. You will be short-changing your Facebook, Twitter and YouTube accounts if you stop at business related content. You can also publish other content that may interest your target audience.
When customers buy a home, they’re also purchasing a neighborhood, so it’s helpful when you not only post your listing’s address and a link to the home’s tour but also post about the community, special events that take place, holiday parades and even special community deals that may interest your target audience.
Below are a few examples of non-business related content ideas that would be appropriate to post on your social media accounts:

- Seasonal Greetings
- Inspirational Quotes

Response Time
Once you have started posting engaging content on your account, you will start to see the comments and the questions rolling in. It’s important to respond to these questions as timely as possible.
Many users turn to social media for instant gratification. They want their questions answered, and they want them answered now. In fact, according to an Edison study, the number one thing social media customers want is a fast response. So it’s important that you frequently monitor your social media accounts so that you can catch and respond to questions quickly.
Deciding what to communicate on your social media accounts isn’t easy. Asking questions, posting a variety of content and a quick response time will add a nice boost to your user engagement.
